important information about the cottage: summerest is an 17th century cottage with cobbled pedestrian access outside. it has steep flights of stairs and uneven flooring and may not be suited to young children or the infirm. 

children and infants:   whilst children are very welcome, the top bedroom is gated but is not childproof and we would not recommend that young children be left unattended in that bedroom.

Pets: one well behaved dog is welcome.

payment Terms and Conditions:

A booking deposit equal to 25% of the rental cost (excluding any breakage deposit) is payable within 48 hours of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.

The balance of the rental charge, along with a breakage deposit of £125, is payable not less than 2 weeks prior to the start of the holiday. Failure to pay the deposit or balance in full by the due dates will constitute a cancellation of the holiday by the holidaymaker. Please be sure to note the due dates of these payments as reminders are not routinely issued.

Bookings made less than 2 weeks prior to the arrival date must be paid in full at the time of booking.


cancellation charges:

In the event you cancel your booking, we will make every reasonable attempt to re-let the property and if successful, a discretionary payment may be made of up to 100% of the rental charges. However, we strongly recommend you take out holiday cancellation insurance. if we are unable to let out the cottage and unless otherwise agreed between us in writing, we will apply the following cancellation charges:

  • Cancellation 14  days or fewer prior to the arrival date - 75%
  • Cancellation between 35 - 14 days prior to the arrival date - 60%
  • Cancellation more than 35 days prior to the arrival date - 50%
